A downturn can be a useful time to improve how your business earns and get established in a new agency. Start with your numbers and your actual workload.

01 · Your earnings target

Could fewer sales still get you there?

At 93%, eligible agents retain more of each commission before applicable fees than under a lower split. That could reduce the completed sales needed to meet an earnings target. Compare all costs using your own figures.

02 · Your learning window

Get familiar before you get busier.

If your pipeline is quieter, use the space to learn the CRM, practise everyday processes and prepare your brand. Agree training around your live campaigns. Slower sales do not necessarily mean less work.

04 · Your future potential

And if your sales volume grows again?

A higher retained share could make that activity more rewarding. Explore a return to your previous sales volume while keeping average commission constant. You can prepare for opportunity without predicting when the market will turn.

GST exclusive. Service fee: 7% of GCI, capped at $20,000 across a 12-month period. The cap-reaching sale is charged only the remaining service fee. The $695 admin fee per sale and $250 monthly fee are additional, continue after the cap and do not count towards it. This comparison covers your first 12 months with @realty and assumes identical sales. Per-sale figures compare commission fees only; annual figures include the full $3,000 platform and services fee and the other current-agency fees you enter. Your service-fee cap resets every 12 months from your joining date, when the 7% service fee starts again until the new period’s cap is reached. Other costs not entered are excluded; a blank optional fees field is treated as $0.

Useful before you decide

Bring your figures, your training questions and the business priorities you’d like to discuss with the performance coach.

  1. Compare your earnings

Compare what you retain on your first sale and over 12 months, including applicable fees and the service-fee cap.

  2. Explore future volume

See what a return to your previous sales volume could mean. Keep commission per sale constant to isolate the effect of the structure.

  3. Plan your CRM learning

Choose everyday tasks to practise and agree a schedule around your active campaigns.

  4. Prepare for the coach

Set out your starting point, priorities and questions for a business plan suited to this market.

  5. Map the transition

Check cash flow, listings, data permissions and brand communications. Set a date when the practical plan works.

Before you make the move

Your questions, answered.

Could I really earn the same with fewer sales?

Possibly. Retaining a larger share can reduce the completed sales needed to reach an earnings target compared with a lower split, after costs. The worked example shows one scenario; your inputs may produce a different result. It does not guarantee fewer listings, hours or a particular income.

What if the market improves after I move?

If your sales volume grows, a higher retained share could make that activity more rewarding. The 12-month comparison shows the possibility using your entered sales volume and constant commission per sale. Neither a market recovery nor your future sales are guaranteed.

Why learn another CRM now?

If your pipeline is quieter, you may have more room to practise before another busy period. Start with your everyday tasks and agree training around active clients. Slower transactions can still mean a demanding workload, so choose your timing carefully.

How can the performance coach help?

Discuss your starting point, business priorities and the routines you want to develop. Ask which coaching program fits your needs and how to access it. Explore @realty’s performance coaching. Coaching supports your effort; it does not guarantee sales results.

What about my listings, database and brand?

Check existing agreements, ownership, permissions and pending commissions before transferring records or announcing a move. Prepare your profiles, templates and client communications. Ask about branding options, eligibility and costs.

What if the numbers or timing don’t work yet?

Use the plan to identify what needs to change before a move would make sense. An enquiry does not commit you to joining. The calculator shows less favourable results too, including when your current agency retains more at the figures you enter.
